Here's the Simple Version
How do I sell my house fast in Everett, WA?
Take it off the retail market and sell it as-is to a local cash home buyer. We Buy PNW Homes is a family-run Washington company, and we take Everett houses in the condition they are in today. One walkthrough, a fair cash offer in writing within 24 hours, and a closing in as little as 7 days on a date you name. Nothing gets repaired, nothing gets cleared out, there is no commission and no fee, and no lender stands between you and the money. Call (253) 254-6366 or send the address over and we will come back with a number.
Condition is not what decides this. A tenant with months left on the lease, a roof you were quoted on and never fixed, a basement still full after a stalled clear-out: none of it changes our answer. The appraisal, the inspection and the signing are on us. Every one of those is an ordinary Everett sale.

A Quick Hello From Brandon Before You Sell Your Everett Home
Hit play first. Brandon owns We Buy PNW Homes, and on the video he lays out the sequence: what happens on the first call, what the walkthrough involves, when the written number lands, and how a closing date gets set and settled. He drives up I-5 and walks the Everett houses himself rather than sending somebody, and if you would rather just talk it through, the number is on this page.
How It Works
Selling Your Everett Home in 3 Simple Steps
From the first call to a written offer is 24 hours, and none of it costs you anything or ties you to us afterwards. Take the number to your attorney, your sister or your agent, and decide at your pace.
Step 1: Tell Us About the House
Give us a call at (253) 254-6366 or put the address into the offer form with a rough idea of what shape the place is in. That is all we need from you. Whether it sits on city sewer, what the county has recorded against the parcel, what the taxes have been doing: those are ours to look up, and we will have most of them answered before we drive up.
Step 2: We Come and Look at It
A visit takes about half an hour and it is mostly us looking at the roof, the systems and the foundation. Do not clean up for it. If there are tenants in the house they get proper written notice first, and nobody has to move a thing. If you are out of the area, a video call with a neighbor or a relative walking the phone around works just as well.
Step 3: Your Offer, Then Your Date
Your written offer lands within 24 hours, and the figure on it does not move afterwards. If it works, you name the closing day and escrow opens with a licensed Snohomish County title and escrow company, which holds the funds and puts the deed on record, so neither of us has to be trusted with that part. Funds come by wire or certified check. Seven days is possible, and so is ninety.
Your Local Buyer
Meet Brandon, a Straight Run Up I-5
Brandon PhillipsOwner, We Buy PNW HomesHi, I'm Brandon Phillips, and Everett is about forty miles up I-5 from my front door.
I own We Buy PNW Homes, and I have been buying houses since 2020.
I grew up in southwest Washington, and houses have been the family business since 2010.
I am the one who comes out to see the house. I walk it, I work out the number, and I am the one who signs at closing.
Where We Buy
Local Everett Cash Home Buyers, Not an Out-of-State Corporation
$595,111 was the median Everett sale price in August 2026, and a pricing model in another state can land within a few percent of that without knowing one useful thing about your house. It cannot see the knob and tube still buried in the walls of a 1920s house north of downtown, or the roof a Twin Creeks owner replaced two summers ago. We price from what we have walked through. And a buyer three states away cannot promise a settlement date it does not control.
We have bought Washington houses as a family-run business since 2020, and what that buys you here is somebody who knows which blocks price against which. A 1910 house in Northwest Everett is not measured against a 1990s townhouse off Everett Mall Way, even when the two sit four miles apart. Downtown, within walking distance of Angel of the Winds Arena and the Waterfront Place redevelopment at the Port of Everett, the nearest comparable is often a condo rather than a house. The streets around Providence Regional Medical Center Everett and Everett Community College sell into a different pool of buyers again.
About half of Everett's houses went up before 1980, and a real share of them before 1939, most of those north of the downtown grid. That is where the old wiring, the single panes and the plaster live, and it is where the repair line on our side of the arithmetic gets written. Out past Silver Lake and Evergreen the mid-century ramblers and the 1970s tract stock ask for much less, and the infill built since 2000 runs $700,000 to $1.3 million. We buy across all of it.
Being the county seat makes the paperwork local too. Parcel records, probate filings, the tax foreclosure list: Everett publishes all of it, so the dates that decide your sale are ones you and I can both go and read.
Neighborhoods We Buy In
Every one of these is a street we would buy on this week, and so is everywhere else in Snohomish County:
- Downtown and Port Gardner
- Port Gardner, Downtown, Riverside, Bayside, Delta, Smith Island
- Rucker Hill and the Northwest Grid
- Northwest Everett, Rucker Hill, Historic North Everett, Holly, Westmont
- Forest Park and the Mall Corridor
- South Forest Park, Twin Creeks, Everett Mall South, Valley View, View Ridge-Madison, Harborview-Seahurst-Glenhaven
- Silver Lake and the Evergreen Way Side
- Evergreen, Silver Lake, Cascade View, Glacier View, Pinehurst-Beverly Park, Boulevard Bluffs, Everett Junction
- Lowell and the River Delta
- Lowell, Industrial, Snohomish River delta
Do not read anything into a street that is not on that list. Any Everett address works, and so does any address in the county, so call and let us pull the parcel up.

Any Situation, Any Condition
Common Reasons Everett Homeowners Call Us
Behind on Payments
Snohomish County holds its tax foreclosure sale once a year and publishes the date and the payoff cutoff months ahead of it. If you're behind, paying in full still works right up to that cutoff. A cash sale is one way to get there in time.
Major Repairs You Can't Fund
The oldest of Everett's housing sits north of downtown, and the bills show it: tired wiring, a roof that has given up, plaster hiding more than it shows. We price those repairs into our budget instead of handing you a list.
Inherited Property in Snohomish County
Probate for an Everett estate gets filed downtown, and the first deadline lands weeks before anybody has thought about the house. We can wait for the court, and we don't need the place emptied. Leave behind whatever you don't want.
Divorce
Two people who need this finished don't need a run of showings on top of it. Your dissolution is heard at the Snohomish County courthouse, and the house can be settled on a date that fits what the court is doing.
Tired Landlords
Everett counts nuisance complaints on a rolling window, so a rental with one difficult tenant can get close to a designation before the owner knows a count exists. We buy tenant-occupied, which means you don't have to get it empty first.
Aging in Place Didn't Work Out
A paid-off house near Silver Lake leaves you with more options than it used to, and one of them is simply selling it as-is. No repairs before the move, no staging, and the closing can be set around a room coming free somewhere else.
Relocation
Boeing's Everett plant and Naval Station Everett both move households on somebody else's schedule, and a report date doesn't care what the market is doing this month. We can close in as little as 7 days, or sit on the date until you're ready.
Liens or Title Problems
A back-tax balance and a city code case can end up on the same Everett parcel, and both turn into dates if nobody touches them. Neither has to be cleared before you call us. Most get paid out of the proceeds at closing.
By the Numbers
What the Everett Housing Market Looks Like Right Now
Three numbers describe the Everett market right now, and all three come from one place: Redfin, current in August 2026. Call and we will tell you where they have moved since.
A median sale price of $595,111. That is where Redfin put Everett in August 2026, and over the three months to June 2026 the same source had houses going under contract in about 7 days with roughly 2 offers apiece. Those are seller's numbers, so if nobody has handed you a deadline, list the house. We would tell you that on the phone before we told you anything else.
What none of the three measures is when the money actually lands. Seven days is how long it takes to get an offer accepted, not how long it takes to record a deed. Sitting between the two are the buyer's inspection, their repair requests, the appraisal and their lender, and not one of those four has read the letter in your kitchen drawer.
Everett is the Snohomish County seat, so the dates that decide a sale here get published a few blocks from the houses they concern. The county's annual tax foreclosure sale is set for Thursday, December 3, 2026, and payment in full is taken until 4:59pm the day before. Count backwards from a date like that and the question stops being what the house is worth and becomes when the money is in your hands.
Compare the two dates, not the two prices. Whatever is printed on the letter in your drawer does not move, and a listing cannot tell you in advance which side of it your money lands on. A closing day you choose can be set on the safe side of it, and that is the whole of what we are offering.

How We Actually Come Up With Your Offer
Start with a $595,000 Everett house, roughly the middle of this market. Take what it is worth once the work is finished, subtract the repairs, subtract what it costs us to hold it and resell it, then subtract a margin. Every line below comes off that number where you can watch it happen.
The formula:
Your Cash Offer
If those four lines say you would clearly net more by listing, we will say so and pass you an agent's name worth calling: on an Everett house with two months to spare, listing usually wins. What changes the answer is a date. Our figure is fixed the day it is written, while a listing's final number is not settled until a lender says it is, and no lender has seen the deadline in your envelope. Once something has already been scheduled for you, a certain number on a day you choose beats a larger one that might arrive weeks after you needed it.

We Buy Houses in Everett: Frequently Asked Questions
Everett sells in about a week. Wouldn't I just do better listing it?
Often, yes. If you can give it two months, an agent will usually beat our number, and we will tell you that at the start rather than after you have spent an afternoon with us. The comparison changes when the calendar is not yours: about 7 days is how long an Everett house takes to get an offer accepted, and the money arrives later, after the inspection response, the appraisal and the buyer's lender have each had their turn. If something in your life already has a date printed on it, measure our closing day against that date rather than against the bigger figure.
How do I sell my house fast in Everett, WA?
Sell it as-is to a local cash buyer rather than putting it on the market. Call (253) 254-6366 or send us the address, we walk the house once, and a written offer reaches you within 24 hours. If the number works, escrow opens with a licensed Snohomish County title and escrow company and closing can happen in as little as 7 days, on whatever date you name. No repairs, no cleaning out, no commission and no fees.
There is a hole in the bathroom floor and the furnace quit years ago. Do you still want it?
Yes. We buy as-is, and the repairs come off our side of the arithmetic where you can read them, itemized, rather than turning into a list of jobs for you. About half of Everett's housing went up before 1980 and we have priced the usual run of it: knob and tube wiring under the plaster, a roof well past its life, a furnace nobody has serviced since the last owner. Fire damage, hoarding and a house that has never been cleared out are all ordinary here, not disqualifying.
The county says December 3. Is that enough time?
Usually, yes. Snohomish County has set its 2026 tax foreclosure sale for Thursday, December 3, and the county takes payment in full until 4:59pm on Wednesday, December 2, the day before. A parcel becomes eligible once a full year of taxes that are three years old is still owed, and since we can close in as little as 7 days, the payoff can be made out of your proceeds well ahead of that cutoff. Read the dates on the county's own tax foreclosure page rather than taking ours for it, and note that the county describes the date as tentative.
Mom left the house to the three of us and nobody has been inside since. Where do we start?
Start with the will, because that clock runs before the one on the house does. Under RCW 11.20.010, whoever is holding it has 30 days from learning of the death to deliver it to the court or to the named executor, and an executor holding it has 40 days to get it to the court. Snohomish County probate is filed here in Everett, and the county's probate page sets out the steps. We can have an offer waiting while the court does its part, and we do not need the house emptied first.
The mortgage is behind and a notice of trustee's sale turned up. Is it too late?
Not necessarily. A Washington trustee's sale runs on a statutory countdown rather than on how the market feels, and there is a mediation route, the state's Foreclosure Fairness Program, but it has to be requested inside that countdown. So the date on the notice is the first thing to read, not the last. Ask your servicer for a payoff figure, then call us the same afternoon: where there is equity, a 7 day close can clear the loan and put the balance in your pocket instead.
I've got a tenant with six months left on the lease. Can you take it with them in it?
Yes, and you do not need to get vacant possession first. The lease comes with the house and we take it as it stands: the tenant gets the written notice Washington requires before anyone walks through, and their deposit and their remaining term transfer to us at closing. If the rental has also been collecting complaints, Everett counts them on a rolling window, three qualifying incidents in 60 days or seven in a year, at which point the city can designate the property a chronic nuisance under Everett Municipal Code 9.64. Selling ends your exposure to that.
There is a lien on it and two years of unpaid taxes. Does that rule me out?
No. Most of what gets recorded against an Everett parcel, whether that is back property taxes, a contractor's lien, a city code case or a second mortgage, is paid out of the proceeds at closing by the escrow company, and we order a title search early so nothing surfaces in week two. The reason to mention it on the first call is timing rather than eligibility: a tax balance old enough to reach the county's foreclosure list has a date attached to it, and we would far rather work backwards from that date than find it late. You can look your own parcel up on the county's property search.
What is it going to cost me just to get a number?
Nothing, and no obligation comes attached to it. We do not charge for the visit, for the offer, or for the time it takes to answer whatever you want to ask, and there is no fee deducted at closing either. You are not signing anything to get a figure. Plenty of people take our number, sit with it for a month and go a different way, and that is a perfectly normal ending to a phone call.
Are you an actual buyer, or does this go somewhere else?
We are the buyer and the money is ours. Brandon Phillips owns We Buy PNW Homes, he lives about forty miles down I-5 from Everett, and he is the person who walks your house, writes the number and signs at closing. What you tell us stays with us and is used for one thing, which is working out your figure. The company has been buying Washington houses since 2020, it is family-run, and closings settle through a licensed Snohomish County title and escrow company, so a neutral third party holds the funds and records the deed rather than us.

Where Else We Buy
Cities We Serve Near Everett
Snohomish County reaches from Port Gardner Bay back to the Cascade crest, and we buy right across it, not only inside the Everett city limits. The US 2 trestle out of town is where most of that ground starts.
East of the trestle the addresses thin out quickly: Machias, Cathcart, Clearview and Maltby down the Highway 9 corridor, then Granite Falls, Sultan, Startup, Gold Bar and Index strung along US 2 toward Stevens Pass. The drive is the only thing that changes out there.
Tulalip, Ebey Island and the delta farmland are inside the patch too, and so are the Silver Firs blocks and the unincorporated pockets that carry an Everett or Snohomish mailing address without sitting inside either city. The valley road runs on past all of it toward Darrington. A rural parcel, a manufactured home on acreage or a house at the end of a gravel road gets the same visit as a house downtown.

Ready to Get Your Cash Offer?
Somebody else set the deadline. You still pick the closing date.
Send us the Everett address and a fair cash offer comes back in writing within 24 hours, from the person who will actually be buying the house. If a date has already been set for you, say so on that first call, because the closing day is the one part of this we can hand over to you. If nothing is counting down, tell us that too and you will get our honest read on listing instead. Either way, qualified sellers can draw up to $20,000 of the offer before closing day, so raise that early if the money is needed sooner.
