Privacy Policy

We Buy PNW Homes is a family-run home buying company serving all of Washington State, owned by Brandon Phillips. This policy explains what we do with the information you give us at webuypnwhomes.com, what this website records on its own, and what you can tell us to stop.

It covers this website and the phone calls, text messages, and emails that follow when you ask us for an offer. It does not cover other companies' websites we link to, and it does not cover what you share directly with a title company, an escrow officer, a lender, or an attorney under their own agreements with you.

If anything here is unclear, ask. The last section has Brandon's phone number and email, and a question about this page reaches the same person who answers questions about houses.

What you give us

Our offer form asks for what it takes to price a house, and nothing beyond that. If you fill it in completely, we have:

• Your first and last name
• Your phone number and email address
• The property address, city, and state
• Whether you are the homeowner, and how long you have owned it
• What condition the house is in and what repairs it needs
• Whether anyone is living there, and whether it is listed with an agent
• How soon you need to sell, and the best time to reach you
• The lowest price you would take, if you choose to tell us

Only the first block is required. Everything about the property and your timeline is optional, and the form says so where you are standing. You can leave all of it blank and still get a call.

If you call, text, or email instead of using the form, we have whatever you tell us that way. If you send photos of the house, we have those too.

We never ask for your Social Security number, your bank account number, or a card number through this website, and you should never put one into a form on any cash buyer's site. If a document we need for closing contains something like that, the title company handling your closing collects it directly, over their own secure channel.

What the website records on its own

Like almost every website, ours writes down some technical detail about each visit:

• Your IP address, which points at a general area, not an address
• Your browser, device type, and operating system
• Which pages you opened, in what order, and how long you stayed
• The link or the search that brought you here
• The date and time you visited

Two things collect that. Our host, Cloudflare, keeps ordinary server logs so the site can run and stay up. Google Analytics counts visits so we know which pages are worth keeping. Neither one is told your name, and neither is connected to the form you fill in.

A cookie is a small text file a website leaves in your browser so it can recognize the same browser next time. Ours are used for counting visits, and that is all.

Google Analytics

We use Google Analytics 4, a measurement service from Google LLC. It sets cookies in your browser that give your browser a random ID, so Google can tell a returning visitor from a new one. It reports to us in aggregate: how many people read the Tacoma page, how far down the page they got, which pages people leave from. We cannot see who you are in it, and we have never tried to connect it to a name.

Google Analytics uses your IP address to work out a rough location, at the level of a city or a region, and does not store the full address. Google processes this data on our behalf and under Google's own privacy policy. You can read Google's description of how Analytics uses data if you want their side of it.

The spam check on our forms

When you start filling in one of our offer forms, a check called Turnstile, from Cloudflare, confirms that a person is typing rather than a spam program. It looks at technical signals from your browser, usually without asking you to do anything, and now and then asks you to tick a box. It is not used for advertising and it does not follow you to other sites. Cloudflare runs it under its own privacy policy. If you never touch a form, it never loads.

What we do not run

There are no advertising pixels on this website. No Google Ads remarketing tag, no Meta or Facebook pixel, no TikTok pixel, no LinkedIn tag, no third-party advertising cookies of any kind. We do not build audiences out of visitors, and nothing here follows you to another site to show you an ad for us.

If that ever changes, this section changes with it, the date at the top of the page changes, and we will say what we added.

How to turn it off

• The Google Analytics opt-out add-on. Google publishes a browser add-on that stops Analytics collecting anything from you, on our site and every other site, permanently.
• Your browser settings. Chrome, Safari, Firefox, and Edge all let you block or delete cookies, either for every site or just for this one. Blocking ours costs you nothing. No part of this website needs a cookie to work.
• Your ad settings at Google. Even though we do not advertise to you, you can review and switch off ad personalization across everything Google runs at My Ad Center.

The videos on our pages are hosted on YouTube, but they are not loaded when the page loads. What you see before you click is a still image served from our own site. Nothing reaches YouTube, and YouTube sets nothing in your browser, until you press play.

When you do press play, the video loads from youtube-nocookie.com, YouTube's privacy-enhanced address, which holds back the cookies YouTube would normally use to build an advertising profile. Once a video is playing, YouTube and Google can see that a player was opened, and Google's privacy policy governs that. If you never press play, they never know you were here.

Everything we do with what you send us is aimed at one thing: working out what we can pay for your house and getting you an answer. In practice that means we:

• Look up the property in county assessor records, tax records, and public sales data
• Estimate what the house is worth after repairs, and what the repairs would cost
• Call, text, or email you with the number and talk it through
• Arrange a walkthrough if you want one
• Put together a purchase agreement if you accept, and send what the closing needs to the title and escrow company in your county
• Keep the records a real estate transaction and our taxes require
• Look at which pages get read, so we know what to write more of

We do not use your information to build advertising audiences. We do not use it to market anything other than buying your house. We do not analyze it to work out things about you that you did not tell us.

This is the part most people actually want to know about, so it is the longest section on the page.

What you are agreeing to

When you give us your phone number, on the form or over the phone, you are asking us to get back to you about your house, and you are giving your consent to receive phone calls and text messages at that number from We Buy PNW Homes. That includes messages sent using automated technology. Brandon sends most of them himself.

Saying yes to calls and texts is not a condition of selling your house to us. If you would rather we only emailed you, say so, and we will sell you a house on exactly the same terms. Nobody is priced differently for it.

What we send

Messages are about your house and your sale: your offer, a question about the roof, confirming a time to walk through it, an update from the title company. We do not send promotions for anything else, we do not message you about other people's houses, and we do not add you to a newsletter you did not ask for.

How often depends entirely on your conversation. Most people get a handful of messages around the time of their offer and then nothing. Message and data rates may apply, depending on your plan. Delivery is not guaranteed, and mobile carriers are not liable for delayed or undelivered messages.

How to make it stop

• Texts: reply STOP to any message and the texts end. Reply HELP and you will get our contact details back.
• Calls: tell us on the call, or email, and we stop calling. You can also ask us to put you on our internal do-not-call list, which we keep and honor.
• Emails: use the unsubscribe link at the bottom of any marketing email, or just reply and say stop.

Withdrawing consent costs nothing and changes nothing about an offer already on the table. We may still send you one message confirming that we received the request, and we will still reach you about a transaction already under contract, because that is part of the deal you signed rather than marketing.

Your mobile number, specifically

We do not share mobile phone numbers or text messaging consent with any third party or affiliate for their own marketing purposes. No exceptions and no fine print under this one. The only companies that ever touch your number are the ones that deliver the message for us, and they may not use it for anything else.

We have never sold, rented, traded, or bartered a seller's personal information, and we do not intend to start. Your address and phone number do not go onto a list of leads. They are not passed around a group of investors. There is no price at which we would sell them, because the business only works if the next person who calls us believes that.

A small number of companies handle your information because they run the tools we use to do the work. They may only use it to provide that service to us, they may not use it for their own purposes, and they may not sell it. Today that list is:

• Cloudflare, which hosts this website, keeps the server logs described above, runs the spam check on our forms, and delivers what you send through the form to us by email
• Google, which provides the Analytics measurement described above and hosts our email
• A customer records system, so a conversation that starts on the form does not get lost. We are putting this in place now, and it will hold the same information you already sent us, under the same restriction.

Under California law, none of this is a "sale" or a "share" of personal information, and none of it is cross-context behavioral advertising. See the California section for what that means in the statute's own words.

Outside the service providers above, there are four situations where your information leaves us:

• When you ask us to. If you want documents sent to your attorney, your accountant, your sister, or anyone else, we will, and we will not do it before you say so.
• When you accept an offer. Closing a house requires a title and escrow company in your county, and they need the property details, the signed agreement, and a way to reach you. That is how a legal closing works, and you will know who they are before anything goes to them.
• When the law requires it. A subpoena, a court order, a tax authority, or a law enforcement request we are legally obliged to answer. Where we are allowed to tell you it happened, we will.
• If the business changes hands. If We Buy PNW Homes is ever sold or merged, seller records would transfer with it, and the buyer would be bound by this policy for information collected under it. If that ever happens, we will post it on this page first.

We may also use or disclose information where we genuinely need to in order to investigate fraud, protect someone's safety, or defend our legal rights. That clause exists in every privacy policy because it has to, and we have never had to use it.

Every page on this site is served over HTTPS, so what you type into the form is encrypted between your browser and our host. The site is static, which means there is no database sitting behind it to break into.

Access to seller information is limited to the people who need it to do the work, which is a very short list at a company this size. Accounts are individual and password protected, not shared.

Here is the honest limit: no method of sending information over the internet, and no method of storing it, is completely secure. Anyone who tells you their website is unbreakable is selling something. We take it seriously, we keep the amount we collect small on purpose, and we will tell you promptly if something happens that affects you.

One practical request. Do not email us bank statements, Social Security numbers, or account numbers. If a closing needs one, ask and we will point you at the secure channel the title company uses for it.

• If you asked for an offer and we did not buy the house, we keep what you sent for as long as it takes to answer you, and then for a reasonable period afterward, because people often come back months later when their timeline changes. Ask us to delete it sooner and we will.
• If we bought your house, we keep the transaction records for as long as real estate and tax law requires us to. Those are the records of a completed sale, and we cannot delete them on request.
• Website analytics are kept on the retention schedule set in our Google Analytics account and are never tied to your name.
• Server logs at our host roll off on their normal schedule, measured in days, not years.

We give every one of these to everybody who contacts us, whatever state you live in and whether or not a law where you live requires it. Drawing a line between sellers based on their zip code is not how we want to run this.

• Ask what we have. We will tell you what we hold on you and where it came from.
• Ask us to fix it. Wrong phone number, misspelled name, an address that was never yours.
• Ask us to delete it. We will, apart from records of a completed sale that we are required to keep, and we will tell you if that applies to you.
• Ask for a copy. In a form you can actually read and take elsewhere.
• Stop the messages. STOP for texts, unsubscribe for email, a word on the phone for calls.
• Turn off the analytics, using any of the three methods in the cookies section.

We may need to confirm a detail or two before we act, so that we are not handing your information to somebody who is not you. If you are asking on somebody else's behalf, we will need something showing you are allowed to.

Nothing bad happens to you for asking. We will not refuse to buy your house, change the price, or treat you differently because you exercised any of this.

The California Consumer Privacy Act, as amended by the California Privacy Rights Act, applies to businesses above a revenue or volume threshold that a company our size does not come close to meeting. We are telling you that plainly instead of implying an obligation we do not have. We honor the rights anyway, as set out in the section above, and here is the same information in the terms the statute uses.

Categories of personal information we collect: identifiers (name, postal address, email address, phone number, IP address); commercial information (details of the property you are asking us to buy); internet or network activity (pages viewed on this site); and coarse geolocation inferred from an IP address. We collect these from you directly and from your device when you visit.

Why we collect it: to value your property, respond to your request, complete a transaction if you accept, and keep the website working. The full list is in how we use your information.

Sale and sharing: we do not sell personal information, we do not share it for cross-context behavioral advertising, and we have done neither in the preceding twelve months. We do not have a "Do Not Sell or Share My Personal Information" link because there is nothing for it to switch off.

Sensitive personal information: we do not collect it for the purpose of inferring characteristics about you, so the right to limit its use does not arise.

Minors: we do not knowingly collect, sell, or share the personal information of anyone under 16.

Shine the Light: California Civil Code section 1798.83 lets residents ask about personal information disclosed to third parties for their direct marketing purposes. We disclose none, to nobody, for that purpose.

Authorized agents may make a request for you with written permission that we can verify.

We are a Washington company buying Washington houses, so most of the people reading this live here.

Washington's My Health My Data Act protects consumer health data, and it defines that term broadly enough that it is worth addressing directly rather than ignoring. We do not collect, use, sell, or share consumer health data. We do not ask about your health, we do not ask why you are selling, and no field on our form requests anything of the kind.

People do sometimes tell us anyway, because the reason for a sale is often a medical bill, a move into assisted living, or caring for a family member who cannot stay in the house. If you choose to tell us something like that, we treat it as part of your private conversation with us. We use it only to help with your sale, we do not sell or share it, we never use it for advertising, and you can ask us to delete it at any time by emailing brandon@webuypnwhomes.com. Under the Act you may also withdraw your consent to our holding it, and we will confirm when it is gone.

Washington does not yet have a comprehensive consumer privacy law of the kind California has. The rights in your choices and your rights are offered to you regardless, on the same terms as everyone else.

This website is for adults selling real estate. It is not directed to children, and we do not knowingly collect personal information from anyone under 13, which is what the Children's Online Privacy Protection Act requires, or from anyone under 16.

You must be at least 18 to use the offer form, because you must be at least 18 to sell a house.

If you are a parent or guardian and you believe a child has sent us something, email brandon@webuypnwhomes.com and we will delete it.

Some browsers send a "Do Not Track" signal. The industry never agreed on what a website is supposed to do when it receives one, so like most sites, we do not respond to it. We would rather say that than claim otherwise.

Global Privacy Control is the one that has teeth. Where your browser or an extension sends a GPC signal, we treat it as a valid request to opt out of any sale or sharing of your personal information. In our case it switches nothing off, because there is no sale or sharing to begin with, but the signal is honored rather than ignored.

Our city pages link out to county assessors, superior courts, housing counselors, utility districts, and state agencies, because those are genuinely useful when you are selling under pressure. Some of them are better than others at privacy, and none of them is us.

Once you follow a link off this site, this policy stops applying and theirs starts. We do not control what they collect and we are not responsible for it. It is worth a look at their policy before you fill anything in.

We update this page when what we do changes, not on a schedule. The "last updated" date at the top of the page moves whenever the words below it do.

If we change something material, meaning something that affects what we collect, who sees it, or what you can do about it, we will say what changed in a short note at the top of this page rather than quietly swapping the text. If you have an offer in progress when that happens, we will tell you directly.

Continuing to use the website after a change means the updated policy applies to you. If you want a copy of an earlier version, ask and we will send it.

Privacy questions go to the owner, not to a support queue.
