The Short Version

What is a cash advance for home sellers?

It is part of your sale price, paid to you before closing. When you sell your Washington house to We Buy PNW Homes and the sale qualifies, we can advance you up to $20,000 of your own proceeds once the purchase agreement is signed and escrow is open, instead of asking you to wait for closing day to see any of the money. There is no interest on it and no fee for it, because it is not a loan. It is your money, arriving sooner. Call (253) 254-6366 or send us the address, and tell us on that first call if you need part of the price early.

At closing, the advance comes off the top of what escrow wires you. If your offer is $300,000 and you took $15,000 the week the agreement was signed, the wire on closing day is $285,000 less your mortgage payoff and any liens, exactly as it would be in any sale. Nothing is added back, and the offer itself does not change because you asked. The one limit is arithmetic: there has to be enough equity in the house for the advance to come out of at closing. Whether a sale qualifies comes down to the numbers on your house, and we tell you on the first call.

Most people who ask for it are stuck in the same place: money is due before the house has sold. A care home wants its move-in fee before the family house closes. A landlord in another city wants first month and a deposit before you have a check from this one. The movers want paying on the day. The advance exists so none of that has to wait on the closing date.

How the Advance Works

Get the Advance in 3 Simple Steps

Asking costs nothing and commits you to nothing. Get your offer, tell us what you need before closing, and we will say plainly whether your sale qualifies. If it does not, the offer stands exactly as written and you decide from there.

  1. Step 1: Get Your Offer and Tell Us What You Need

Call (253) 254-6366 or fill in the offer form. Within 24 hours you have a written cash offer. Say on that first call if money is due before closing, roughly how much, and by when.

  2. Step 2: Sign, and the Advance Is Paid

Accept the offer and sign the purchase agreement. Escrow opens, and for a sale that qualifies we advance you up to $20,000 of the price. No interest and no fee, then or later.

  3. Step 3: Close on Your Date

You pick the closing day, as little as 7 days out or as far off as you need. The advance comes off your proceeds at the closing table and escrow wires you the rest, so nothing is owed afterwards.

What Closing Day Looks Like

The advance changes when you receive your money, not how much of it you receive. Here is the sum escrow does on closing day, with an example figure beside each line so you can see where the advance sits in it. Your own numbers will differ. The shape of the sum will not.

The sum at closing:

Your cash offerThe written price we agreed on. It does not move because you took the advance.$300,000
The advance you already receivedPaid to you after the purchase agreement was signed. Repaid here, out of the price, with no interest or fee added to it.$15,000
Mortgage payoff, liens and excise taxPaid by escrow from the sale, as they are in any sale. Escrow, title and recording fees are ours, not yours.Varies

Wired to you at closing

Not every sale qualifies for the advance, and the reason is on this page: the house has to have enough equity for the advance to come out of. We tell you where you stand on the first call, and the offer is the same either way. For the rest of the seller’s side of the sum, see every seller closing cost in Washington.

Where the Money Usually Goes

What Sellers Use the Advance For

There is no list of approved uses. It is your money, and these are the places it most often goes.

  • A Deposit on the Next Place

First month and a security deposit are due before you have a check from this house. The advance covers them, so you can sign the new lease without waiting on closing.

  • The Movers and the Truck

Movers want paying on moving day, and moving day is usually before closing day. Take the advance and book them for the date that suits you.

  • Storage While You Sort the House

A unit for the things you are keeping while the rest stays behind for us. Pay for it out of the advance rather than out of a paycheck you need for other things.

  • A Bill That Cannot Wait

A payment due before closing, whatever it is for. Three more weeks is a long time when the deadline is this Friday, and the advance closes that gap.

  • The Care Home’s Move-In Fee

Assisted living wants its move-in fee and the first month before the house has sold. The advance pays them, your parent moves, and the house closes on the date you name.

  • A Start Date in Another City

The job starts before the house is gone, and two households cost more than one. The advance carries the first weeks so the sale can catch up behind you.

The Advance Beside the Alternatives

How It Compares to Borrowing

When money is due before a house sells, most people look at a personal loan or a bridge loan. The advance is a different thing: not borrowed, just yours, earlier. Here is the plain comparison.

The cash advanceA personal loanA bridge loan
Interest chargedNone. It is part of your sale price.Yes, from the day it fundsYes, and it runs until the house sells
FeesNoneOrigination fees are commonOrigination and closing fees are common
Credit checkNoneYes, and it sets the rateYes, and often an appraisal too
Repaid fromYour sale proceeds at closing, automaticallyMonthly payments after you moveThe sale, plus the interest that ran in the meantime
A house that needs workQualifies. We buy as-is.Depends on the lender, not the houseHarder, since the house is the collateral

None of this is a knock on a loan. Sometimes a loan is the right tool. It is a description of what the advance is, which is the sale price arriving in two parts instead of one. To see how we arrive at that price in the first place, it is set out line by line on our How It Works page.

Straight Answers About the Advance

The questions we get asked about the advance, answered here before you have to ask them.

Is the cash advance a loan?

No. A loan is somebody else’s money that you pay back with interest. The advance is your own money, part of the price we have already agreed to pay for the house, handed over early. There is no interest on it and no fee for it.

At closing it is subtracted from what escrow wires you, the way a deposit is subtracted from the balance on anything else you buy. You do not make a payment, and nothing is owed after closing day.

Who qualifies for the advance?

Not every sale does, and we would rather say that plainly than let you plan around money that may not be there. Whether yours qualifies comes down to the numbers on your house, and the main one is equity: there has to be enough of the price left after your mortgage and any liens for the advance to come out of at closing.

You do not need to work any of that out yourself. Tell us on the first call that you need money before closing, and we will tell you straight away whether your sale qualifies and for how much.

When is the advance paid?

Once you have accepted the offer, signed the purchase agreement and escrow is open. That is the point at which the sale is real on paper, and it is the point at which we can pay part of the price early.

If there is a date the money has to meet, tell us the date. We will tell you honestly whether the advance can be there in time, and if the answer is no, you will hear it before you have counted on it.

Does taking the advance change my offer?

No. The offer is the offer. Taking the advance means receiving part of it early, not receiving less of it. The price in the purchase agreement is the price escrow settles on, whether you took an advance or not.

The wire on closing day is smaller by exactly the amount you already received, and by nothing else.

Can I get the full $20,000?

Sometimes. $20,000 is the ceiling, not the standard amount, and what a sale can support depends on the equity in the house. Ask for what you actually need before closing and we will tell you what the numbers allow.

If you need less, take less. It all comes off the same proceeds at closing, so there is no reason to take more than the gap you are filling.

Do I have to use the advance for something specific?

No. It can go toward anything. The reasons people give us are usually the same handful: a deposit on the next place, the movers, storage, a bill with a deadline, or a care home that wants its fee before the house sells.

If the money is needed before closing, that is reason enough.

How do I ask for the advance?

Say so on the first call, or write it in the notes on the offer form. Tell us roughly how much you need and by when. Asking commits you to nothing: you can take the offer without the advance, take both, or take neither.

If you only realise later that the timing does not work, ask then. The advance is paid after the purchase agreement is signed, so there is usually still time to arrange it before closing.
